The Bad:
Attached image of the 1-Mile radius of retail around Oakwood. The developer’s report says we don’t have enough retail in the 1,3, and 5 mile radius around Oakwood.
What do you think? Based on this picture, do you think there is enough retail in a 1 mile radius around Oakwood?
The Huh??
This is a page from the Retail Market Report that the developer and South Euclid officials used to justify developing Oakwood. It is based on a1 mile radius from Oawood. It graphs the industry groups where there is “retail leakage”, meaning there is a need for more retail. The industries listed with over 80% leakage (businesses “we need”) are:
1. Other Motor Vehicle Dealers- We need more car dealers?
2. Home Furnishing Stores-We have Macy’s, Marshall’s. Target, Walmart, TJ Maxx,
3. Garden Equipment and Supplies Stores- Like Home Depot and Bremec’s Garden Center, and Marc’s?
4. Specialty Food Stores -Like Whole Foods and Gordon Food Service that is being built in Cedar Center?
5. Beer, Wine and Liquor Stores-Like the ones inside Giant Eagle, Dave’s and gas stations and Marc’s and Walgreen’s and CVS and Warehouse Beverage?
6. Shoe Stores-Macy’s and TJ Maxx and Marshall’s and the shoe store at Severance?
7. Electronic Shopping and Mail-Order Houses–for e-commerce. We should tear up Oakwood to put a mail order business in?
8. Vending Machine Operators–they have us there–maybe we need them? I don’t know, but in Oakwood?
Conclusion? At least 1/3 of the reasons to build on Oakwood have no basis in reality.
Wonder if the South Euclid Planning Commission and City Council and Mayor Welo have ever read this document.
